Correct Boiler Servicing and what is involved.


I carry out servicing and breakdowns of Vaillant , Glow Worm, Worcester Bosch , Potterton, Baxi, Main and Boilers.

If a service is booked please remember to turn off the boiler at least 30 mins before my visit.


 

  • To maintain the boiler guarantee it is essential that the boiler is serviced annually, please make sure at time of visit that the Installation and service booklet has been left open, so we can record our service visit in the Benchmark section at the back. (Manufacturers will want to see this filled if on a warranty call out).

  • Operate the boiler briefly to ensure it's working correctly. Electrically isolate the boiler/heating system and confirm with isolation test. Check for correct fuse rating (3 amp).
  • Check that any boiler safety device is operating correctly, then conduct a gas soundness test at the gas meter, checking that no leaks are present before any work is carried out, and tell you of our findings.

  • Remove the boiler casing, inspect internally and externally for any signs of distress e.g corrosion, water leaks or staining.
  • Following manufacturers instructions, clean the boiler and it's components as necessary e.g Heat Exchanger's, Burner and and any condensate trap. Some Manufacturers insist on certain tests being carried out (Worcester want a Fan Pressure Reading) some want the combustion chamber or burner seals changed every 2-5 years, some boilers have a fault code history which we are able to bring up and take note of.
  • Safely reinstate the electrical supply, then check the boilers gas burner pressure, it's gas rate is then taken via the gas meter and a flue-gas-analysis is carried out, the results should be within Manufacturers tolerances, thus making sure the boiler is burning gas correctly. Ensure any case seals and test points are fitted correctly.
  • Check that any ventilation requirements for the boiler have been met. Check the boiler's flue system throughout it's length ( Please see Flue in Voids ) and termination point.
  • Check and clean any system sludge/debris from the installed heating system filter. If the boiler is a Combi or on a sealed system then the Expansion Vessel is checked and if necessary recharged back to the correct air pressure. The water Pressure Gauge is checked, system water pressure is topped up.
  • We check your heating and hot water Controls, explain what we did and highlight any faults, defects or concerns that may need addressing.

 

 

  • We have Service Work Sheets that get filled out as we go through the service, which get sent to you with your invoice.
  • Flue gas analyser results and Service Work Sheets will be sent via email for future reference.

 


NB. Condensing boiler have seals on the heat exchangers and burners and can only be changed if a FULL Heat exchanger Strip down Service has been paid for. Please see our Prices .

The 5 Most Common Combi Boiler Faults.


1, Regular Topping Up of System water.

(It is never a good idea to keep filling your system as this always leads to corrosion within the boiler). 

You may see the pressure gauge on zero when cold or over 3 bars when hot.

Potential causes include, leaky parts in boiler, radiator leaks, valves or unions, pipe work, heat exchanger or expansion vessel problems.

2, Boiler Leaking and Dripping.

Potential causes include, leaks on pump, auto air vents, diverter valves ( leaking when moving from heating to hot water modes ), Condensate drainage or if dripping outside then the pressure relief valve is letting by.

3, No Heating or No Hot Water.

Some of the probable causes include, pump failure, diverter valve ( mechanical or electrical defect ), hot water flow switch, heating or hot water sensors playing up, printed circuit board electrical defect.

4, Boiler Display Showing Fault Code.

Many modern boilers have some type of fault display.

The older type may have just neon lights and any combination of flashing will indicate the type of fault.

Usually in the back of the installation and service booklet you will find the information to decode what's on display. It's a good idea to write down the fault code to help with fault finding, some boilers have a fault code memory which can be called up by the engineer.

5, Boiler Making Unusual Noises.

The usual suspects are the pump has stopped, air is trapped inside the boiler, sludge/scale build up within the plate or main heat exchanger's, excessive mains water pressure or defective water governor/flow switch. Condensing boilers may need the gas valve resetting or the condensate drain may have become blocked.


The 5 Most Common Heating System Faults.


1, Radiator/s Not Getting Hot.

The heating system could be air locked, stopping circulation. Either the thermostatic radiator valve is defective or a manual radiator valve not turned on. The heating zone or diverter valves actuator heads are faulty.

The central heating pump has stopped working. The room thermostat has become defective or if  a wireless type check the batteries.

2, No Hot Water.

On hot water storage cylinders the cylinder stat could be faulty or either the hot water zone valve or diverter valve could be playing up, usually the actuator heads need replacing. The central heating pump has stopped working or the programmer is not calling for hot water.

The immersion heater elements could have blown the electrics.

3, The Boiler is Not Working. 

The first thing to check is whether the display or power light is on, if not check the fuse in the adjacent power spur box or fuse board. If the boiler has 240v power check it ignites, the gas supply could have been shut off at the gas meter, or the boiler's gas valve could have become faulty.

4, System Controls or Wiring Faulty. 

The cylinder thermostat on the side of the hot water cylinder may have a loose or pulled wiring connection, or internal switch/relay burnt out and stuck in open position. The Room thermostat may have battery issues, switching contacts burnt out or set too low. The central heating programmer feeds 240v live to both thermostats above and may have an internal fault. Zone valves or a Diverter valve then switches on to send power to pump and boiler.

If pump or boiler doesn't switch on you are looking at possible defective zone or diverter.

5, Poor Circulation or Cold Spots on Radiators.

Heating systems now should have a magnetic filter near the boiler which becomes blocked with sludge and magnetite deposits, they should be cleaned when the boiler is serviced. Chemical cleaner can be introduced in to heating system and allowed to work on sludge build up then a gravity flush of the system until the drained water runs clear is a good method of keeping the system in good health. Power flushing is for heavily blocked systems.

  • When you call us out, we will ask you if any fault code is displaying on the front of the boiler display, It may only need re-pressurising or a simple reset which we can explain over the phone, if not then a visit is required.
  • We keep a stock of parts that is common to most boilers.
  • We follow the manufacturers fault-finding guides and can carry out multi meter tests.
  • The fault-finding process can take up to an hour, if the fault is buried deep inside the boiler and a lot of testing is carried out.
  • If the fault is due to a part being defective, and we can't get the boiler working for you straight away, we will give you a fixed price to carry out the repair, once we've located and obtain the manufacturers part numbers.

Boiler Installation


We are unable to give you an estimate over the phone.
We need to come out to conduct a site survey.

Generally on the older installations the gas supply were undersized (15 mm) a new 22 mm is required on modern high efficient boilers.
This in most cases can be 2-3 meters away, so no big deal.
The flue position is very important, so it can discharge the products of combustion safely and not cause a nuisance to your neighbour or enter back in to the building.
A waste pipe is required to take the condensate water away from the boiler, this needs to be plumbed-in as per standards.

I am a Vaillant Advance installer and as such can offer you 10 year manufacturers warranty on the Vaillant ecoTEC pro and plus range of boilers, 10 years on ecoFIT pure range when installed with one of the eligible Vaillant controls and register both products on Vaillant Advance at the same time. (promotion until 31/4/2020). I can also install the Greenstar range of Worcester Bosch boilers, that come with 5 year manufacturers warranties. I am looking in to starting to install Baxi 600 range of boilers which come with 7 year manufacturers warranty which are ideal for the smaller property.

To take advantage of these longer warranty times, the manufacturers want all systems have to be cleaned and a system filter has to be installed to stop any debris from clogging the boiler heat exchangers. Also because we live in a hard water area, a 15 mm scale reducing device is required on the inlet to the boilers.

Once the boilers have been installed the Commissioning Checklist has to be completed in full by the competent person who commissioned the boiler as a means of demonstrating compliance with the appropriate Building Regulations and then handed to the customer to keep for future reference. Failure to install and commission according to the manufacturer’s instructions and complete this Benchmark Commissioning Checklist will invalidate the warranty. This does not affect the customer’s statutory rights.

Finally I will notify your installation to the Gas Safe Register, who will send you your Building Regulations Compliance Certificate.
